Cherokee Resident Updates

Residents of Cherokee Mobile Village. Our hearts go out to you, in lieu of the recent inclement weather conditions in Ruidoso, NM. We have put this notifications and news page together to keep you updated about our efforts to assist you and your families. 

Update 8/09/2024

We hope this update finds you well and informed about the recent developments regarding important matters affecting our community. We have broken down the update into different sections for your convenience:

Permanent Solutions for Flood Management

The Natural Resources Conservation Service (NRCS) has secured funding to begin flood management in Ruidoso, with special attention to the highway 70 corridor. Plans are in progress to build an 8′ wall alongside the drainage ditch opposite highway 70, which may impact the community’s second entrance. We will keep you informed as this plan unfolds.

FEMA Assistance Deadline

Right now, the deadline to file a claim is Tuesday, August 20th. That deadline is for victims of both wildfires and flash floods. Please reach out to us should you have questions or need assistance with this.

Utilities Update 

  • Electric: While the majority of our Community has been restored, there are still sites without service. PNM recently conducted site inspections, they are currently assessing other areas of the community for necessary updates, and we are awaiting the engineer’s evaluation and updates from PNM. Please bear with us through this wait time as PNM has several other locations throughout town they are trying to work with as well.
  • Gas: On Monday, August 12th,  the gas company will visit the community to assess and develop a plan to restore all remaining services. Their goal is to have all services restored by the end of August.

Mud Clean Out

A contractor has been identified for mud cleanout, pending the availability of necessary equipment. Unfortunately, we do not have a specific timeline for when the equipment will become available.

Collaboration with Mayor

We have engaged with the Mayor to expedite communications and actions with utility companies to ensure swift progress. We assure you that the well-being and safety of our residents remain our top priority. We will continue to keep you informed as we navigate through these developments together.

Update 8/02/2024

HOW TO APPEAL A FEMA DECISION If you disagree with FEMA’s disaster assistance decision, you can appeal within 60 days. Appeals are reviewed within 90 days, and you may need to provide additional information. Submit appeals online at DisasterAssistance.gov, by mail, fax, or in person at a Disaster Recovery Center.   • The electric company will be on site to conduct an audit of their equipment to see what is working and what needs updated. Once they have that completed, they will be holding meetings to see the best route for them to take to get the remainder of the community restored. 
  • The electric company stated if you are looking for a faster turnaround on restored services to visit their website and click on “new construction & upgrade services”. When that page opens you will see a red box indicating it is for customers affected by the fire, this is the correct area to submit a request. By going through the website and doing it this route, it streamlines the process for PNM. If it is done by a regular request, it will be a longer wait period. https://www.pnm.com 
        • This week we are kicking off the clean-up of starting to remove mud from under and around the homes. 

Update 7/15/2024

Dear Valued Resident,

As you well know, the recent flash flood(s) are unprecedented and have impacted the lives of many in the Village of Ruidoso, including those in the Cherokee Mobile Village Manufactured Home Community.  We have been very active on a number of fronts in response to recent events.

In this communication, you will find updates that we hope you find useful and valuable. We also would like to publicly thank Chris Gonzalez. His tireless service through these trying events has been admirable.  We are grateful for his care for the residents of the community.

Regarding the cause of recent events, it appears, through conversations with federal, state and local agencies, that the recent flash flood(s) have been caused as a direct result of the recent South Fork and Salt Fires.  We have been in touch with the Mayor, FEMA, the Army Corps of Engineers and other federal, state and local agencies and have been told that remediating this issue is a high priority. Our Vice President of Construction was on-site last week and is in communication with the various agencies regarding their collective efforts.

As for timing, in times like these, we all want answers yesterday. We are pushing on all fronts for the same.  The search for a broad solution is active and ongoing and currently being worked on by many state, federal and local agencies. We have not received a definitive timeline, but we will continue to monitor and communicate additional information, when it is received. Like you, we would like a broad solution as soon as possible.

Regarding communication, we will remain communicative and are working on creating online resources for distributing updates in the future. When those resources become available, we will provide instructions on how to access them.

Going forward and until further notice, we are committing to providing an update at least once per week to keep residents informed. We anticipate sending updates every Friday, unless additional communications are needed.

In response to recent events and to provide some relief, we have made the decision to waive the lot rent for the month of July. Rent for July will be credited to your account in the next 24 hours. If you already paid in July, your account will show a credit for future months.

For assistance with anything you need, please visit the Horton complex where multiple government agencies are available to assist you for personal items. 

In closing, we value you as a resident of Cherokee Mobile Village Manufactured Home Community, and we look forward to working with insurance and various state, federal and local agencies to both restore the Community and remediate future similar events.
